How we work · We handle it
You manage buildings.
We handle the painting.
From the first email to the warranty, Art Vision takes the painting off your plate: council’s questions, notices for residents, keys and access, the crew, the inspections and the paperwork. You see every step in Connect, and you only step in when a decision is yours.
WHAT WE TAKE OFF YOUR PLATE
The parts of a painting job that usually land on the property manager.
On a typical job these come back to you as phone calls and email threads. With Art Vision, they’re our job, and Connect shows you where each one stands.
Council’s questions
We answer council directly, join a meeting by phone or in person when it helps, and give them a project page they can open any time.
Resident notices
We write the notices for the lobby, elevators and email: dates, areas, balconies to clear, parking to move. You approve, we post them.
Keys and access
We arrange entry with your caretaker or front desk and the on-site contact you named. Suites, roofs, parkades and amenity rooms included.
Colours and samples
Sample patches on the building, a colour schedule in writing, and a quick walk with council to decide. No guessing from a fan deck.
Weather and schedule
Exterior work depends on dry surfaces. We watch the forecast, move the crew when we have to, and the new date lands in your calendar.
Site and safety
Protection of glazing, hardware and finished surfaces, signage where people walk, and the work area cleaned up at the end of every day.
Walkthroughs
At the start, mid-project with council, and at the end. Anything that isn’t right goes on a list, and we close the list before we call it done.
Paperwork
Written scope, quote, colour schedule, notices, invoices and warranty, all filed on the project in Connect, ready for the AGM.
THE WRITTEN SCOPE
Specified like the professionals specify it.
Every quote is a written scope in the terms specifiers use: the Master Painters Institute (MPI) language for surface preparation, the coating system and the number of coats. Council can compare it line by line, and nobody has to argue later about what “two coats” meant.
- Coating selection in writing. Manufacturer, product, colour and sheen are confirmed before we start, based on the existing coating and the substrate.
- Manufacturer’s instructions. Preparation and application follow the selected product’s current written instructions, including drying time between coats.
- Independent eyes on bigger jobs. We work with an MPI Certified Architectural Coatings Inspector as our technical reference. If your council wants a project specified and inspected through the MPDA, we bid and paint to that specification.
Condition review
We confirm every location and look at the existing surfaces before work begins.
Protection
Glazing, hardware and the finished surfaces next to the work are covered.
Loose coating removal
Loose, peeling or failing paint is scraped back to a sound edge.
Sanding and cleaning
Surfaces are sanded to a uniform profile, then cleaned and dry before priming.
Primer, then finish coats
A full coat of compatible primer, then the finish coats in the scope, with proper drying time between.
Inspection and cleanup
We inspect the finished work with you, remove protection and leave the area clean.
NO SURPRISES
Clear before anyone picks up a brush.
The things that usually cause arguments are written down in the quote, in plain words.
What’s included
The exact areas, quantities and coats, with labour, paint and standard materials in the price. If it isn’t listed, it isn’t assumed.
What’s separate
Rot, carpentry, failed sealant, glazing and water-intrusion repairs are named as exclusions. If we find them, you get a price before anything changes.
Changes in writing
Extra doors, another elevation, a new colour: priced and approved in writing first. Never a surprise line on the invoice.
Simple payment terms
A deposit when the work is scheduled, the balance on completion, 5% GST added. Every invoice shows up in Connect with its PDF.
Weather is our problem
If the forecast turns, we reschedule. You get the new date, not a phone call asking what to do.
A warranty on file
The warranty is uploaded to the project at the final walkthrough, so it’s there when someone asks in three years.
YOUR PART
Three decisions. That’s it.
- Approve the scope. Share the project page with council; they vote on a written quote.
- Pick the colours. From sample patches on your building, with council if they want.
- Sign off the final walkthrough. We close the list together, then file the warranty.
Everything else, from resident notices to the crew’s schedule, is ours. You’ll see it happen in Connect, and you’ll get an email when something needs you.

A FEW THINGS TO KNOW
Good questions.
Clear answers.
What is Art Vision Connect?
A Chrome extension that sits beside Gmail. It turns one email thread into a clear maintenance request for Art Vision Painting & Restoration, sent only with your approval.
Is it free?
Yes. Connect is free for Metro Vancouver property managers. Painting work is quoted in writing before anything starts.
Does it read my whole inbox?
No. Only the thread you open, and only when you press Prepare Request.
Does it send emails on its own?
No. Nothing is sent until you click Approve & Send.
What happens after I send?
Our team replies to you directly and books what you chose: a free assessment, a written quote or a site walkthrough, with the on-site contact you picked.
What if part of the request isn’t painting?
Connect flags trades we don’t offer, such as electrical or roofing, and leaves them out of the request. Requests that aren’t about painting at all aren’t turned into painting leads.
Which email works?
Gmail in Chrome today. Outlook is next; tell us if your team uses it.
What does Art Vision see?
Only the request you approve.
One less thing to manage.
Your next painting request is already sitting in a thread.
